How does your 90-day guarantee work?

Change your mind about a piece of property? Let us know within 90 days and we’ll buy it back or find a replacement that better suits your needs. The only requirements are that the land was purchased on terms and the account is in good standing.


Any money you’ve put into the previous parcel (less the doc fee) will be applied to your new one, or returned via your original payment method.

How do I buy land from LandCrab Properties?

Cash purchases: 

Pay for the property and doc fee and our team will record the deed in your name with the county and send you the deed.  


Seller financing:

Find a property you love and make an easy down payment online to secure the property. Then sign the purchase agreement, land sale contract and promissory note.


Keep making the monthly payments outlined in your agreement. Note: All fees will be clearly outlined before you commit to a purchase.


Once your balance is paid off, we will sign over the deed to you and file it with the county recorder and send you a recorded copy. 


Can I use my land while it's being financed?

We want you to enjoy your land while you're making monthly payments. However, state and local ordinances prohibit living on the land, building structures or installing utilities until the loan is paid and the deed is in your name. Additional zoning and other restrictions may apply.

Where do you find your land?

Our dedicated team works tirelessly to source and negotiate land purchases that help sellers who may no longer want their raw land. By buying under market value, we help pass those savings on to customers.

Is vacant land a good investment?

Raw land can be a great investment because:

  • There's a limited supply
  • It's easy to obtain with a low down payment and seller financing options
  • You can make it your own and increase the value (within zoning and other regulations, of course)

Do you charge interest?

At LandCrab Properties, we help buyers find the land they need with the flexibility to pay their way. By offering a cash price and easy finance terms with no credit checks, you don’t have to wait months or years to save up — just make a down payment, sign a contract and pay a small processing fee and start enjoying your land now.


For buyers who opt to take advantage of seller financing, the payments you see are it. No hidden interest charges, no early repayment fees. 

Fees include:

  • One-time documentation fee
  • Monthly payments as outlined in agreement
  • Pro-rated monthly property taxes
  • HOA fees (if applicable — these are rare)
  • Monthly note / processing fee (disclosed in agreement)

Are you a real estate agent?

At LandCrab Properties, LLC, we are land investors, not real estate agents or brokers. We own all of the properties we have listed for sale.   

Which forms of payment do you accept?

We're proud to accept ACH  for monthly payments, as well as Visa, American Express and Master Card, Venmo or PayPal for down payments. Larger transactions may require a wire transfer.

Can I sell my raw land to LandCrab Properties?

We'd love to speak with you about your property. Please give us a call at 850-889-1053 and have the following information handy:

  • Property state and county
  • APN or Property ID
  • Name of legal owner(s)
